38 NW Davis is a LEED v4 Gold certified mixed-use building that blends with the aesthetics of Portland’s historic Old Town/Chinatown neighborhood yet stands out as a beacon of new development. The building’s L-shaped configuration surrounds the existing Oregon College of Oriental Medicine and uses honest materials like mass timber, brick, metal and cast iron to anchor it to the site.
The building offers a unique experience for each of its four occupancy types, yet its systems complement one another to achieve a high level of energy and water efficiency. A decoupled mechanical system provides dedicated outside air in conjunction with operable windows for mixed-mode ventilation capability, while ceiling fans promote air distribution and allow for expanded comfort zones during summer cooling. Heating and cooling loads are reduced by continuous insulation in the walls, and additional heating and cooling are provided by a variable refrigerant flow (VRF) system. Lighting systems include a mix of discretional and non-discretional control approaches, with circadian lighting being tested in some areas.
